Section A - Introduction

The AIP course for 'How to create an Inventory' is a learning resource for lettings professionals and current or prospective independent Inventory Clerks. This practical guide will instruct you how to prepare full Inventories/Schedule of Conditions to a professional industry standard – fit for purpose, with
clear evidence, and robust to avoid costly disputes at the end of a tenancy.
Following the completion of the course you will have learnt all the information required to successfully compile a complete Inventory with knowledge of the relevant legislation, information on the reasons and the tools and techniques available.
  1. To successfully complete the course and become a full Member of the Association of Inventory
  2. Professionals(AIP). You will be required to pass a multiple choice examination(pass mark 90%)
  3. followed by a peer reviewed Inventory created by you. You will then receive a copy of your AIP
  4. certificate along with an AIP logo which can be added to your stationary/website/business card.

What is an Inventory?

An important document forming part of the Lettings process which:

  • Records all items within a property
  • Details the condition of the property and the items within it
  • Reports on all defects and issues
  • Records Meter Readings
  • Uses supporting photographs

A good inventory reduces disputes between Landlords and Tenants and should always be prepared at
the beginning of every tenancy by a trained professional.
